Our rules and regulations

Terms and conditions below represent rules that allow you to rent The View Apartment managed by us (called “The Apartment”). These terms of use are part of the rental contract. Confirming your booking is equal to accepting the conditions below.

Reservation and payment

  1. You can initiate the will of making a reservation via phone call (we speak English, German, Italian, Croatian, and Polish) or by sending an email to info@theviewapartment.com – a message containing the number of people and the dates you are interested in.
  2. We will check available dates. If the Apartment is free at chosen dates, we will send you an email with initial booking information: check-in and check-out dates, full price, and the account number to transfer the money.
  3. In order to confirm the reservation, you have to transfer 30% of the full price to the account number indicated in the email. This has to happen within 7 days of receiving our confirmation email. Otherwise, your initial booking is being cancelled. Receiving the money is the confirmation of your booking.
  4. The other 70% has to be paid at least 10 days before your check-in date (cannot be 9 days). Remember that the date of payment is the date that the money comes into our account.

Cancelling and changes

  1. You can cancel your booking with no significant consequences up to 30 days before your planned arrival. We will give you back your advance payment, keeping the other 10% covering our costs. Important: you can cancel your booking only via sending an email to info@theviewapartment.com.
  2. If you cancel your booking in less than 30 days before your arrival, your initial payment will not be returned. This is part of our costs in case we don’t rent the apartment at this time.
  3. If you wish to cancel your booking in less than 10 days from your arrival, we will require the full payment for your stay.
  4. We can easily change dates of your booking only if the new dates are free.
  5. You will not receive the partial return of your payment if you come later or leave earlier. We do not give back the money for not used dates.
  6. You can do your check in from 2 pm on the day of arrival, and check-out at 11 am on the day of check-out. Please only attempt to change this time in extreme cases. We would do our bests but most it depends on the availability of the Apartment. We welcome our guest from 2 pm to 8 pm. We kindly ask to inform us of an approx. arrival time.
  7. Remember: we disagree fo arrivals of increasing the number of people that have been agreed in the email booking. If that happens, we have rights to cancel the contract, to refuse your stay and do not return your payment.

Terms of a stay

  1. On the arrival day, we can charge 200€ of deposit in case any damage caused by you will be found in the Apartment or in the communal area of the building. However, most probably the full deposit will be returned on the day of your check out.
  2. You are obliged to inform us about any damages caused in the building during your stay in the Apartment. You are obliged to cover all damage costs in case the deposit was not taken, or to pay the cost of damages that are higher than the deposit. We set the number of damage costs based on our own calculations.
  3. We ask you to stay quiet during the night. Considering neighbours, please do not stay loud from 22.00 to 6.00. You must not smoke in the building. During the whole stay, you are obliged to be aware and be consistent with security and safety rules. Do not take any objects that belong to the Apartment out. You are obliged to lock and secure the Apartment every time you leave: shut and lock the windows and the doors, and turn off the equipment that can be a cause of a potential fire.
  4. We believe in the intelligence and clear mind but in case the rules of the Apartment will be broken or any extreme case happens, we have rights to cancel your booking at any time and all guests are obliged to leave the Apartment. If needed, we have rights to call the police.
